Setting height of garage lintel - brickes tomorrow am - help plz

Hi guys,

I'm building an extension myself, but have brickies in tomorrow morning to chuck the walls up and I really need to determine the lowest I can set the garage lintel (will be a roller door now) so and still get my fender in.

Problem I have is that due to boundary/parapet wall and permitted development rights, I need to keep this lintel as low as possible, but still allow for upgrades to the 90.

Info from up-and-over doors thread helped hugely (thanks) a while back, but now I'm fitting a roller door I would really appreciate actual heights of your 90/110's if possible.

Mine has a snorkel, but no lift and 225/75 16's.

I plan to fit 235/85 16's and I might lift it one day - so do I need, give or take:

2021mm + 50mm (snorkel) + 50mm (future lift) = 2121mm?

I was going to set the lintel at 2200, but it looks like I can get away with 2150 and make life a lot easier with complying to the restrictions on height!

Or will no one give a hoot if I'm 50mm- 100mm over!?

There are times I wish I employed an architect, or at least a builder! l

Dont know if this helps or not.

Built my garage to suit the Discovery TD5.

The lintel is set at 2145mm.

In the book the Discovery is listed at 2015mm with the sunroof open, so plenty of clearance there.

My fender measures 2210 with a 3" lift and 265/75 tyres

measured my fender last week cos fed up of getting halfway under car park barriers and then realising I'm about to get wedged

mine was 2.02m with snorkel, no lift and 265/75 tyres.

yeah, I reckon around 2.10 metres shd be good

My discos 2235 :s thats with a lift kit and roof rack , higher the better really i dont know the lay out but if u was to change a wheel or do some mechanical work you might want to concider that ?
Not quite shore on your intenstions weather its going to be larger inside ect

The garage will be taller inside due to the lean-to roof, but not by much. I hadn't thought about jacking it up - not that I can go higher anyway.

It's an awkward one with the boundary being raised, and the uncertainty about the rule of where they measure, but it looks like 2.1m 2.15m might be the kiddy.

But, there more the merrier please

Why does the height of the door matter if your building with permitted development? when we did ours the guidelines only stated how high the roof would be. nothing was mentioned about doors or windows etc.

Just briefly as on my phone. ..
We only have 2.5m to play with and as we're tight to boundary have no room for gutter so need to factor in a parapet wall and box gutter, which will add approx 200mm to height at the eaves.

So 2100mm lintel + 200mm lintel itself leaves only 100mm for parapet wall and box gutter. Note rafters will finish behind lintel. =v tight.

Whatever height you get to, add another foot so you can drive in with a roof tent on - then put a frame in the roof space to hold the roof tent - would make getting it on and off loads easier then

or lower the ground level.

We have, but lowering it any more wasn't really feasible due to then needing a split level dpc with the house, and the issue with next door having a raised bed against the wall etc.

We're also out of the ground, so no turning back now.

It has been all about compromises.

I've made my mind up that 2.1m will based on the confidence the replies have given me.

makes sense now. it doesn't look like you have any other options.

dont forget ,that when it snows u will loose a couple of inch clearance ,,lol
i no some one who forgot and tried to drive his fender into garage ,normally it just cleared but wiht snow it didnt ,,pmsl ,,,,he will never do it again

You'd be gutted!!

I can cheat a little with the height as the land on my neighbours side of the boundary is raised some 200-300mm so if I built it 2600mm as measured from in fronf of the garage door, it would still not be 2500mm at the boundary on their side. But I don't want to regret anything and fall foul of regs if they object to anything.

With any luck the brickies will be here first thing -I'm so excited I'm like a kid at Christmas!

Build it the height you want. if they kick off then get retrospective permission- they wouldn't make you pull it down for a few inches.

I have heard this before, but I wasn't sure they couldn't object and get a "stop" put on the build - but that might be an old wifes tale!?

You get OEM brickeys? or brit part brickeys? Bet you went with the cheapest.
Did you look at any of there other work , or just went with the cheapest

Im in a similar situation to you at the mo. I did the ground works for my garage then got the brickies in, 2 good lads I used to work for a couple years ago. I did the labouring and 2 were on the trowel. I've got brickwork up to roof plate level now, roller door on and upvc pedestrian door and side window.

Mine is 8m x 3.66 so got away with permitted development just. I just need to get a roof on it now then get it wired up.

I can't remember what height my lintel is at, but I am only planning on putting my car in there, I just set it at the max I could get away using my roller door I got from eBay. I am hopefully having a car port for the 90 anyhow provided the council approve my plans.

We've taken loads of pictures, so will definitely get some up with a bit of a story behind each for those interested, or looking to do something similar. ..

We went with a local guy who came closely recommended. He and his team had recently built a Howdens and Premier Inn locally amongst some smaller jobs.
