Being a principled person in this day and age is a rare thing, well done mate.:):):):)
BUT, the agent is actually doing his job cos if number one drops out, then you need a number two and maybe even a number three. surprised he hasn't explained this to you.
Until you have the deposit from number one you cannot be absolutely sure.
I once had a couple promise to buy then drop out then promise to buy AGAIN the drop out AGAIN. And in the meantime I had paid for a full structural survey on a place I then couldn't buy. And all this at the time of my divorce so you can imagine it was money I could ill afford to lose.:mad:
As for gazumping, well, I admire your position, and can't help feeling that a gazumper is likely to have the morals of a rat, but then again maybe they just really like your house. The number one can always be given the opportunity to match their offer.
This happens quite a bit, when my bruv and I were selling my deceased dad's house a kind of bidding war went on for his place with the final bid being about the third or fourth each one made.
Also, at the end of the day it could be said it is the agent's job to get you the best deal possible.
Not fun, all this is why house-buying and selling rates so highly on the stress -o-meter.
At the end of the day, it is great that so many people want to buy your house and at a good price.
It shows all your hard work in preparing it is paying off!:):):):):):):)

Blackbirds building a nest, I think it is going to be the Taj Mahal of bird's nest's judging by the amount of stuff in their beaks and the speed with which they come and go, pausing on the balustrade of the deck between each trip!:D:D
We now have had a few strawberries and raspberries out of our garden, the spuds have gone mad and the courgette plant is so good we will have to give it to our daughter along with quite a bit of other stuff that Wifey planted when we didn't know if we were going to be able to get away or not!:rolleyes:
Still the spuds will be there when we get back:)

Cheers Stan, I phoned him after posting that this morning. You are correct, he has two more irons in the fire as they say. Both are in a position similar to the first one. I will not entertain gazumping, I have been on the receiving end when we were looking for our current home. My word is my bond, I have made that perfectly clear to the agent. Once I have agreed something, I will not back out. If they do, that is up to them!
Anyway, I have rejected both extra viewings and we will see how it progresses ;)

I am so happy about this and the way you are sticking to your guns, but do make sure the agent and your solicitor is all over this and gets that deposit as soon as.
and TBH, I'd let these two viewings happen, just so you have two back-ups. AND if they like the place and want to match the offer, I'd say then. "OK stop, we have two serious other offers in. No more!" He'll make sure they understand the situation and will only get your place if the first one drops out. It won't stop them looking elsewwere.

I agree. I would have a word with the agent to ask why they are doing it. It might well be that they know something about the buyer's position that you don't which makes them a bit hesitant. One thing to make sure of first is the position of the people whose offer you have accepted, it might be that you have to protect yourself by putting a deadline on them.

Exactly.
And this is where the solicitor needs to act fast.
Wifey has just told me that she read somewhere that conveyancing is far behind normal speed, at the mo.
Hate the chain system we all seem to have to live with in this country.
But if MOL can get even the teeniest deposit off them, subject to survey, then he would be a lot safer.

The potential purchaser has engaged a solicitor and have requested mine so I think it is a serious offer. I have had to get one sorted this morning!!

Yes your wife is spot on, they are running at 20 weeks to complete at present because of the stamp duty holiday. There are only two houses in this chain so hopefully it will go to plan :) We will be cash buyers so that makes it easier too.

I really ought to go up on my new roof to repair the old slits in the render on the back wall of the house where the flashing for the conservatory went.
I am a bit scared that this will crack all the plaster in the ceiling though. Still, it needs tp be done. :rolleyes:

Afternoon folks:).

Well its been another scorcher, so have put in my days work, length of which is relative to heat and retirement. Had a lovely skinny dip in the pool it was great to get a relaxing swim to unwind the muscles:).

Looks like everybody else is having a goodun so far:D
