I got the timing belt cover off tonight and found the belt to be in pretty good shape, it actually looks like brand new. There seems to be a little bit of oil around the bottom pulley, is this normal ?

Not normal no.
Could be a leaky crank or cam seal or even a previous , now repaired, leak but they didn't clean up afterwards.

I'm kinda thinking just replace all seals and hopefully be solve the problem, is there any other problems that I could run into or anything I should be aware of before I jump in? Is it a nightmare job to do? Thanks in advance to anyone that can advise.

There's not a lot of oil there, and no sign of any on the belt, so you have been lucky. The leak is unlikely to improve, so best change the seals before it gets to the point where it can get on the belt and cause the belt to jump.

Buy the cheap timing pin kit off of ebay then some m5x110bolts or set screws (check size as this is from memory) these combined with the puller plate from the kit get the timing gear off dead easy.
