Reading & understanding CARFAX reports

On several CARFAX reports for cars that I am looking at I have been
told were 1-owner cars, CARFAX shows more than 1 owner, but I'm
wondering if they might not have been actual changes of ownership.

The reason being that the changes of ownership appear to happen on the
same day in each successive year, e.g. Jan.7.

I'm wondering if this is is an indication of a lease or rental car, or
some other particular situation where for some reason the ownership is
renewed annually.

Any advice?

When we bought our VW at the end of the lease, it went on VW records as being a
2-owner car. It was a real hassle getting warranty work done after that.
