Leaking from the pressure safety valve, I turned the boiler off twisted the valve top put some more pressure in and turned the boiler back on, seems ok but i've thought that before:(

The washer is shagged. mine drips constantly. well almost runs now. changed a rad to find it had a leak& just needed to dump the pressure. I knew I shouldnt have, but still did. New one on order. What boiler is it? did it over pressurise over heat, or just let go?

there are some naughty bodges can use to get away for a short time There always the bing a cap in the discharge pipe to stop in running. (still fitted to mine at mo) but got be careful when you refill it. On a lot of boilers the prv is only hold on by a circlip and o ring. some are threaded and screwed into various places. usualy a pig to get to.

It looks a bit fiddly to get to, a few pipes and things in the way, would rad weld help at all?

worth a try. can you get to the pipe at all rather than the valve itself? If can get a cap on the pipe, best to put a bit less pressure in than usual about 1 1/4 bar and keep an eye on it, it should see you through christmas. as prob wouldnt get one, or anyone to change it before. Is it still under warranty? If so ring the manufacturer and say thay it has started leaking from there. either dont tell them that it been over pressureised, or get the misses to ring them and say it leaking water and she dont know why or what it means but it from the pipe that pokes through the wall

Can't even see a pipe, its just over 2yrs old so out of any warranty

Went to bed last night with the boiler on 1.25 bar and the heating was on when i got up so the pressure hadn't dropped much!! but when i got in from work it was on zero? I put a big bowl under it to catch the water, this AM it was dry, with only a little bit in tonight. If it stays like that i can manage till we exchange..........

Exchange 21st Jan, its running most of the day cause we both work shifts, sound like it could be a costly job, trying to dry the floor boards underneath it, the buyer's a bleedin surveyor and he's comin tomorrow to check everything, i've told him i aint budging on the price no matter what shows up

tell him one of the joints on the boiler blew off, which accounts for the wet floor, and it's been repaired. sure as hell he'll take a damp reading, but try to dry it out obviously. when we sold ours, the washing machine dropped its entire content of water over the floor which then soaked into the concrete slab under the laminate floor. scrapped the flooring, spent two nights drying the slab with a hot air gun, and ran a dehumidifier 24/7.

1st thing the surveyor asked was "did the washing machine leak?" Luckily, we had bought a brand new one, and she seemed satisfied with that.

The surveyor didn't do any damp readings or check the roof space, the buyer is a surveyor and did his own readings but not near the boilor:D which is still leaking, the downstairs bog is now backing up anorl, and the bloody puter died, which is why i've not replied to anyone:(. took it in today, was only a bad connection and it cost me £3.50 to get it fixed:D:D

I don't know if I'm too late but I definately wouldn't cap the blow off pipe outside. With the boiler running where would the expansion go supposing the vessel is shagged, it would go bang!! Not worth taking the risk.

to change the prv i would take about 80 quid supply and fit and its about a 15 min job at tops, More than likely the vessel is shagged so if the boiler has gotta come off the wall and then the price of a expanssion vessel your looking about £350 - £400 quid, so not cheap its the labout thats the killer, We only charge £45 and hour but some companies around us are charging £110 call out charge,

so can be very very costly. in Scotland they have so many days to find fault with the boiler etc and the seller has to fork out to set it right. i know cos i have had to give quiet a few reports to solicitors over the years.
