Every one of my previous houses has sold to the very first to view it.
That's because estate agents work on rapid turnover and so they price to achieve this; not to maximise your revenue from your principal asset. ;)
My late BIL always told them to stuff it and add 20K and work for their money.
Have to second that, when the agent came to price up my dad's place after he died, he priced it what we thought was low, so we pressed for a higher price. In the end it became a bidding battle between two buyers so it went for a load more than he thought!.
A lot of thou less on the price is only a few hundred off their commission, so a real incentive for them to go for low!
 
I don't think the first ones are going to buy it as they said they will take the weekend to think about it ;) I am bored with it already and that was only the first one!
Pay no attention to them, it's just a ploy to get you to reduce the price, or maybe they haven't even got their place anywhere near sold.
From the amount of work you have done to clean it, paint it, brighten it up, "refresh it", it has got to be the best or one of the best of its type in the area. So hold onto your ha'penny, it'll be fine!

Just seen a notice on my planning looks like I need an Archaeology Service, as my garage site
is of historical interest dating back to early medieval times & the ground disturbance could reveal
burial remains or earlier periods bla bla bla........

Mmm wonder if I should tell em theres feck all there as ive been digging it up for 15 years trying
to find somit lol Thing is I need to pay them for what I already know :(

Because of Covid, you can't view a property unless you can prove you have funds available. It's all a bit strange at the moment still. Once they relax the restrictions, it should return to normal!
